Magnolia leaders vote to annex area near I-55

Magnolia’s city limits soon may extend north of Airport-Fernwood Road.
The city’s board of aldermen on Tuesday voted to annex an area extending about 1.3 miles north of the city along the east side of Interstate 55.

It will take in two pieces of property on the north side of the Airport-Fernwood Road — one on the west side of I-55 and the other on the east.

The aldermen’s action came during a special meeting called by Mayor Jim Storer.

Storer said he received a request for annexation from Oklahoma City-based Love’s Travel Stops & Country Stores, which is planning to buy the Livestock Producers Association property across the road from the Fernwood Truck Stop.

Love’s wants to build a new store on the property, he said.
The family-owned business operates 190 stores nationwide.

According to a letter faxed Tuesday to Storer, company officials expect the new store to create between 40 and 80 new jobs and generate between $3 million to $5 million in retail sales.

Company officials plan to invest between $5 million to $7 million in developing the new location, according to the letter.

The company wants the city to annex the property and provide sewer service. Love’s officials said they would be willing to contribute $500,000 toward the city’s costs to bring sewer to the site.
Storer told aldermen that it would cost the city about $1million to provide sewer service to the store. The city’s portion, he said, could be paid through a state economic development grant.

He said the Sunny Hill Water Association would provide water service.

Storer said the area to be annexed begins at the city’s northern limits on I-55 near Minniehaha Creek and goes north to the Fernwood/I-55 exit.

He said the city would hire consultant David Nichols to help the city define the boundaries for its annexation petition to the Pike County Chancery Court.
